Minimizing owner's Liability

All tenants are required to pay the state and local tax total of 11.5%. These funds are paid to the taxing authorities each month, by the required due dates, on behalf of the owners. Please note that a six (6) month and one (1) day lease is exempt from the 11.5% tax.

All tenants are required to pay a damage deposit during the summer season and the high season. May through December the tenant will be responsible for the electric. All telephone lines are blocked for long distance calls and a calling card must be used.

Tenants are required to pay a deposit upon receipt of the rental agreement and the balance of the rent is to be paid 45 days prior to arrival.

In the event the Lessee can't fulfill the above commitments the deposits received will be refunded by Siesta Key Realty, Inc. only upon the Lessee finding an acceptable replacement for the balance of the time remaining and at the same rent rate. If Siesta Key Realty, Inc. has to find a replacement the deposits shall be prorated depending on what costs are involved including a 5% handling fee.

We work closely with condominium management to ensure that tenants are aware of and follow the rules and regulations of that condominium project.

We are available to the owner and the tenant 24-hours a day. Emergencies are handled immediately. We offer 24 hour maintenance service.
